01:47:09.000That's why we tell people all the time, try to buy a duplex or a triplex at best so that your mortgage can be divvied up between you and your tenants.
01:47:18.000If you got tenants paying your mortgage, it doesn't matter if you're paying the principal down or not because your goal was to get into the home with a low cost with a good interest rate so that you're able to pocket cash flow.
01:47:30.000Now, we tell people, if you're going to buy a single family home, stay in it for a year and get the hell out and put a tenant in it.
