00:00:59.980 It's the Anthony Cumia Show on the Red Apple Podcast Network.

00:01:05.780 The Anthony Cumia Show, and we're going to spend a couple of minutes with Natalie Dominguez from

00:01:11.560 Home Title Lock. She's a title theft education specialist. I didn't even know about this when 0.98

00:01:18.160 i was first told that there was something called title theft like i don't even know what that is

00:01:24.060 and then i was told about it and uh boy this is a jam you never want to be in how you doing natalie

00:01:32.160 hi anthony i'm doing really good how are you good good my title is still in my name and i still own

00:01:39.940 my house so i guess that's a good thing uh but it could happen this is something that can actually

00:01:47.600 happen to you you can have your house taken from you and uh you'll never know it that's the the

00:01:54.960 scariest part right natalie yeah i think a lot of people uh will see news stories that are you know

00:02:01.760 title theft situations um on you know especially like local news not a lot of it gets national

00:02:07.060 attention unless it's you know the graceland story that came out but even for the people that saw

00:02:11.300 graceland um they don't even realize they're looking at something that's title fraud or title

00:02:15.860 Because it's not really talked about as much as I think it personally should be.

00:02:20.260 Yeah.

00:02:21.000 I mean, when you think about it, you feel pretty secure in the fact that you own your house.

00:02:29.800 Unless somebody, you know, you hear about squatters, but that's a completely different thing.

00:02:34.360 That's someone physically going into your house and taking it.

00:02:38.460 This is a way that people can take your your very title to your house and then get all kinds of bogus credit off of it. 0.73

00:02:52.120 Take out mortgages on your house and you're you're kind of screwed.

00:02:58.060 There's not much recourse for it unless you get in touch with the home title lock.

00:03:04.980 Yeah, so for your audience, for anyone listening, you know, that doesn't really know what this is. So title fraud or title theft is essentially where scammers and thieves are taking advantage of this loophole in our legal system. They're going and filing some documents at the county recorder level that the county can't turn away as long as they're filled out properly.

00:03:26.520 And essentially what they're doing is they're taking these documents that are meant for a purpose, right?

00:03:31.660 They're generally a quick claim deed is what is used, even though there are a few different ways they can do it.

00:03:36.780 They're filing this document, which generally is used to, you know, transfer ownership between family members or, you know, when there isn't money being changed in hands.

00:03:46.880 It's essentially transferring your ownership.

00:03:48.360 They're filing these documents. No one at the county office is required by law to authenticate notary stamps or, you know, make sure some of them will require ID.

00:03:58.900 But that's very, very easy to fake. And once this is filed, essentially what happens is your ownership is in the scammers hands and then they can go out and take loans against the property or even sell your home behind your back in a lot of cases that we've seen.

00:04:13.720 And it's very easy to commit and very, very hard to unwind.

00:04:17.520 So that's the difference.

00:04:18.940 Yeah, people aren't, you know, breaking in and stealing your stuff, but they're taking ownership on paper.

00:04:23.680 Well, that's a nightmare scenario right there.

00:04:27.200 Absolutely.

00:04:28.300 So what does a home title lock do that can protect you from, God, something like this happening?

00:04:36.280 Yeah.

00:04:36.520 So sadly and unfortunately, and don't let anyone tell you otherwise, the crime can't be prevented.

00:04:43.240 the actual crime of the fraud, the paperwork being filed at the county. No company that claims to be

00:04:49.200 able to do that is telling the truth, because unfortunately, what would keep that from happening

00:04:53.060 are changes to the law itself, right? Our legal system is very outdated. The Freedom of Information

00:05:00.580 Act created this process back in the, what was it, 1967. So everything's very outdated. But

00:05:06.220 what we do as a company is we are not only monitoring and alerts, what we call our million

00:05:11.780 dollar triple lock protection we are 24 7 monitoring of your property urgent alerts so that you can

00:05:17.200 jump in and take care of this before it gets to the point where the criminals can use your

00:05:22.320 ownership to take out those loans to you know there's a there's a gentleman that we worked

00:05:28.840 with matt cox who was a criminal and and did this uh he went to prison for 12 years um he works very

00:05:35.300 closely with our company um to as kind of like a public advocate he has a true crime podcast now

00:05:41.100 and he's, you know, reformed. But he likes to, you know, talk to people about the reality of

00:05:45.780 this. It's very sad, very scary. What he would do is he would transfer ownership and then he would

00:05:50.240 go and take out multiple hard money loans in a day and all of a sudden disappears because he did

00:05:54.880 this under a fake name and then the homeowners can't unwind it. So what we do that's different

00:05:59.560 is we're monitoring, but we're most importantly restoration. So we'll spend up to a million

00:06:03.900 dollars to jump in and fix the fraud, whether that's just getting the home back in your name,

00:06:09.480 which a lot of people don't realize takes a long time it's a lot of legal process you can't just

00:06:14.400 walk into accounting and say hey this is fraud tear it up nope once it's on record you have to

00:06:19.040 get it seen before a judge i would just i would just go and do exactly what they did to someone

00:06:23.760 else's house you'd think but the thing is what it is is it's that's horrible yes it is we we're

00:06:32.080 it's joke we're all joking right of course no but this is this is very serious and and unfortunately

00:06:37.680 you can't just go in and get it taken off because at the point where someone else's ownership is on

00:06:42.800 record your title is now clouded right this can cause problems for mortgages being taken out

00:06:48.640 anything you have still remaining on the property trying to sell your property

00:06:51.580 so you have to actually get it taken off the record and that is a whole legal process that

00:06:57.720 has to take place when you travel well your klm royal dutch airlines ticket takes you to more than

00:07:03.900 just your destination it takes you to winding streets spontaneous detours and the realization

00:07:10.460 that neither of you is actually good with directions recalculating route and when the

00:07:15.920 final shortcut taken isn't exactly short welcome aboard our crew is here to give you a trip home

00:07:23.400 that goes just as planned klm royal dutch airlines when you travel travel well a safer ontario means

00:07:31.200 more police and prosecutors making sure my car doesn't get stolen it means building new jails

00:07:36.300 to keep criminals behind bars and it means there's no need to worry when i play at the park

00:07:41.580 we're making every corner of ontario safer to make all of ontario safer that's how we protect

00:07:47.840 ontario for all of us learn how at ontario.ca slash safer ontario paid for by the government

00:07:54.640 of Ontario. Yeah, and that's going to take a lot of time, a lot of money. And yeah, you're kind of

00:08:04.740 tainted after that. So what does Home Title Lock do to prevent that from happening? Will they let

00:08:14.820 you know if someone's trying to take your title from you? Yeah, absolutely. So let me dig in a

00:08:22.700 little bit more into the triple lock protection. So 24 seven monitoring, we as a company have

00:08:27.520 proprietary access to the largest database of title records in the US. It's, it's awesome

00:08:33.280 because we scan multiple data sources. And then second, with our original alerts, we notify you

00:08:38.380 of any change. So this, this doesn't mean, you know, oh, we think this is suspicious. So we're

00:08:44.800 going to notify you of this. It's anything. So even if you're going and you're taking out a

00:08:48.440 mortgage or you're doing something with your property records, we're going to notify you no

00:08:52.200 matter what so nothing slips through the cracks um and one thing that i think is really important

00:08:56.740 to touch on too for your audience is that we don't monitor the person we monitor the property so

00:09:03.360 i've seen people you know social media everyone likes to think that they're the they're the expert

00:09:07.080 on things without actually knowing anything about it um we're not like credit monitoring we're not

00:09:12.380 monitoring your social security number we're not monitoring anything like that i've seen people say

00:09:16.600 oh well i have you know credit monitoring identity protection if someone takes out a loan in my name

00:09:21.360 like I'm covered. The thing is, when they're transferring your ownership, this isn't in your

00:09:25.480 name anymore. They're transferring it out of your name. What they're doing is they're utilizing the

00:09:29.500 property for collateral. So we monitor the property, not the person. So anything that

00:09:34.380 comes in will have to do with that. And then with our restoration, again, million dollar

00:09:38.700 triple lock protection, we have a team of legal experts that we have built across the entire U.S.

00:09:46.060 to make sure that whatever state one of our victims is in, we are ready to jump in and fix

00:09:51.200 this because the sooner that you fix something, uh, the less likely a criminal is going to be

00:09:55.900 able to utilize that documentation, that paperwork and go take out all these things. Um, but let's

00:10:01.140 say as a hypothetical, let's say, cause this, this actually did happen. I can't get into too

00:10:05.020 much detail for legal reasons, but this happened with one of our victims. Um, it was a guy and his

00:10:10.040 elderly father, elderly father, excuse me, his father had home title lock on some vacant property

00:10:15.460 in Florida. Um, but because the guy was, you know, a lot older, he wasn't really paying attention to

00:10:20.620 his notifications uh found out a little bit too late money had been transferred someone posted

00:10:26.220 the property on you know the the place where you go to look at all the houses and the property it

00:10:31.480 can't say the name but it's there and he posted it for sale sold it cash to someone uh money had

00:10:37.980 exchanged hands the moment that the son started getting you know calls about this property being

00:10:43.200 posted online they were looking into it found out they had home title lock we jumped in and and

00:10:48.040 luckily got everything taken care of um and not luckily as in we can't do it but luckily as in

00:10:55.120 we caught it before it went you know so far to the point where they're getting bulldozers in

00:10:59.920 the property clear and stuff out and trying to build a new house right um but but that's what

00:11:04.640 we do and why we do what we do about 10 percent of the counties in the u.s do have their own

00:11:10.240 monitoring software um but you're you're going to have the same problem as if you didn't have

00:11:14.680 something in the first place, because if you're a victim and you go in, they're going to say,

00:11:18.500 hey, get a lawyer and go get it seen before a judge. And they're not going to help you with

00:11:22.240 anything. So the home title lock difference is us being there for the homeowner. Yeah. Especially

00:11:28.600 in this day and age where you have so much of your, well, your properties, digital information

00:11:35.040 available for people out there. I would assume years ago, it must've been a lot harder to get

00:11:40.740 that now it's right there at your fingertips and there are some bad people that want to do some

00:11:45.820 bad things so uh good thing home title lock is uh out there to protect the people and their uh

00:11:52.440 their home titles uh where do people go how can people get this protection that seems essential

00:11:59.900 if you're a homeowner absolutely so um home title lock.com um they can actually use the promo code

00:12:06.980 Anthony, and you guys, we've worked with you guys. We have a great offer for everyone. You get a

00:12:11.620 free trial of our million-dollar triple lock protection, but most importantly, you're going

00:12:15.900 to get a free title history report. We're going to do a proprietary base scan where it's going to

00:12:22.280 take a couple days. It's going to look at all of our data sources. It's going to look at all the

00:12:25.760 history, and you're going to get a copy of that report so you can make sure that you're not already

00:12:29.900 a victim. The hardest thing about this crime is that for most people, it goes unnoticed for so

00:12:35.960 long because they're not monitoring. You're not walking into a county office once a week and

00:12:40.380 going, hey, let me see my records. So the biggest thing with this offer for your audience is that

00:12:46.320 they can find out today whether or not they already have something potentially filed against

00:12:50.280 their property. And a lot of people think this isn't happening, but I've met with you before,

00:12:56.440 Anthony, and we discussed some of the things that were happening in the news and we get articles and

00:13:01.360 in news reports every single week of this happening you know recently san antonio there

00:13:05.620 was an elderly man that got kicked out of his house because someone uh transferred the property

00:13:10.780 they tricked him into signing over his deed to his home filed this erroneous paperwork and he got

00:13:16.120 kicked out of the house and he was is i believe at this point still um living in his car with his

00:13:22.520 pet parrot 89 year old man oh my god devastating just a nightmare yeah we get stories like this

00:13:28.540 every week you definitely don't want to uh have this happen to you i i can assure you uh natalie

00:13:34.440 thanks so much for popping in letting people know about home title lock we are our goal is to make

00:13:40.400 sure that people are educated and and know that this is a very real threat and a very real thing

00:13:44.720 that can happen especially if you're an older person in an older home with a lot of equity

00:13:48.800 sitting there find targets and we want you guys to be safe uh thanks a lot natalie thanks anthony

00:13:55.980 Thank you. Thank you. Thank you, everyone.

00:13:58.900 Take care. And we'll be back in a minute. Don't go anywhere.
