00:01:37.100 Again, the inflation goal for the Fed is 2%.

00:01:44.400 since I believe it was June of 22.

00:01:50.220 I think it was June of 22 that inflation hit 9.1%
00:01:55.200 in this country and necessitated a rapid rise overall
00:01:59.740 in interest rates.

00:02:02.860 because a big part of the 2026 election
00:02:06.420 is going to be based on cost of goods, affordability.
00:02:11.220 But I want to give you the latest information.

00:04:27.020 the S&P 500 is near an all-time high,
00:04:29.760 and the NASDAQ is near an all-time high,
00:04:32.060 and there's no other way to spin it,
00:04:35.620 says Harvard professor of economics Ken Rogoff.
00:04:39.000 Here he is reacting to it as well.

00:04:42.640 I mean, I was surprised.
00:04:43.720 It was a better number than anyone was expecting.
00:04:46.400 Look, inflation's been very high.
00:04:51.140 It's stayed high.
00:04:52.300 It has not been coming down,
00:04:53.480 but people were expecting it to be above 3%.
00:04:57.180 It was well below 3%.
00:04:59.060 I mean, I think the president will take this as good news.
00:05:03.440 The investors will think that interest rates
00:05:05.560 will get cut more.
00:05:06.980 So, you know, it was a positive news.
00:05:09.260 There's no other way to spin it.
00:05:10.860 Okay, we're going to get into
00:05:12.020 President Trump's address last night,
00:05:14.220 but this news has come out since then,
00:05:16.620 and you might be saying,
00:05:17.560 okay, Clay, what impact does this have on my life?
00:05:21.060 Why does this matter?
00:05:22.060 Let me kind of lay it out for you a little bit.
00:05:24.660 I get that people are frustrated with what things cost,
00:05:29.120 and let me take you on a little bit of a journey
00:05:32.040 and try to make sense of what happened
00:05:35.720 and why you are angry, many of you, including me,
00:05:39.400 at what the cost of goods actually are.
00:05:41.920 When Joe Biden came into office in January of 2021,
00:05:47.200 inflation was right around 2%.
00:05:50.320 That is the Fed's stated target.
00:05:53.000 Very low inflation that is hard to recognize
00:05:56.700 in general cost of goods, 2% inflation.
00:06:00.760 Almost immediately, the decision that Biden's team made
00:06:04.580 on the economy was,
00:06:06.260 we have to juice the economy.
00:06:08.540 Coming out of COVID, there is danger in not spending enough money.
00:06:13.860 We have to make sure that the federal government
00:06:16.440 is the fire hose that is trying to spray
00:06:20.180 as much economic growth as we can create.
00:06:23.460 And remember, Biden came into office
00:06:25.600 and immediately passed and spent
00:06:28.220 trillions of dollars in spending increases
00:06:30.940 because that was their idea.
00:06:33.060 Hey, we can't go too small.
00:06:34.640 We've got to put as much money from the federal government
00:06:37.660 into this economy as we can.
00:06:40.260 And what happened?
00:06:41.860 Almost immediately, overall inflation started to skyrocket
00:06:46.620 because we were giving too many people cash.
00:06:50.600 We were still at that time telling a lot of people,
00:06:53.260 stay home, eat Cheetos.
00:06:55.240 The government's got your back.
00:06:57.080 You don't have to worry about income.
00:06:59.960 You don't have to worry about paying for your cost of goods.
00:07:02.760 And the value of a dollar began to plummet
00:07:06.820 and inflation skyrocketed.
00:07:09.040 And by June of 2022, everything had gone up.
00:07:13.740 We were at a 9.1% inflation rate.
00:07:18.080 Overnight, and I know many of you felt this,
00:07:22.100 you would go out to get fast food
00:07:24.900 or buy a pizza for your family
00:07:27.760 and everything just started costing
00:07:30.780 way more than it should have.
00:07:33.120 You were looking around and you were saying,
00:07:34.880 how in the world did that pizza cost this much?
00:07:37.160 I have talked about it a lot
00:07:38.380 because the place that my family goes the most often
00:07:41.180 is Chick-fil-A.
00:07:42.440 I love Chick-fil-A.
00:07:44.020 My boys love Chick-fil-A.
00:07:45.860 I've got three growing boys
00:07:47.760 suddenly going through the Chick-fil-A drive-thru
00:07:50.760 starting in 2021, 2022.
00:07:54.080 Everything was over $50 for my family.
00:07:56.500 That $50 used to be, hey, I can go have a sit-down meal.
00:08:02.120 I can go to Logan's Roadhouse.
00:08:04.920 I can go to Applebee's.
00:08:06.740 I can go to Chili's.
00:08:08.080 I can eat an affordable sit-down meal
00:08:09.960 with an actual waitress coming to take our order.
00:08:12.700 And all of you felt this.
00:08:14.940 And it wasn't just cost of goods.
00:08:17.920 Because inflation skyrocketed so fast,
00:08:21.160 the overall rate of the Fed interest rates
00:08:25.760 also began to skyrocket.
00:08:27.620 And this is where the cost of homes started to explode
00:08:33.220 at the same time that interest rates took off.
00:08:37.080 And for those of you out there
00:08:38.620 that were fortunate enough to buy homes in 2020 or 2021,
00:08:43.540 you got 2.5% mortgage rates, 15-year, 3%, 30-year rates,
00:08:50.540 all sorts of unbelievable mortgage rates.
00:08:53.500 And then suddenly the mortgage rates skyrocketed to over 7%.
00:08:59.060 And a lot of you out there listening to me right now,
00:09:02.140 you're still in those homes.
00:09:03.600 And you're saying, Clay, I'm not going to move.
00:09:06.000 I've got a 2.5% interest rate locked in.
00:09:08.860 I've got a 3% interest rate locked in.
00:09:11.080 So the overall housing market froze
00:09:13.640 because a lot of people that otherwise
00:09:15.720 might have been considering moving to another home
00:09:18.640 because interest rates skyrocketed so fast
00:09:22.240 as inflation skyrocketed so fast.
00:09:25.620 Money was so cheap
00:09:27.460 that suddenly we had to raise the cost of interest rates
00:09:30.380 to try to bring down the overall rate of inflation.
00:09:33.740 And this was effectively the story of the Biden administration.
00:09:38.120 So many people got locked in to homes
00:09:40.680 and so many people got locked out of homes.
00:09:42.920 And instead of in the spring,
00:09:44.880 typically when moms and dads out there say,
00:09:48.000 hey, we got a new kid,
00:09:48.860 it's time to move to a new school district.
00:09:50.600 You're saying, hey, we're not moving.
00:09:53.040 We're locking in our 2.5% interest rate.
00:09:55.820 And maybe your kids have left school,
00:09:58.040 going off to college.
00:09:59.360 Maybe you're thinking about retiring.
00:10:01.060 You don't need the same size home you've already had.
00:10:03.540 You're sitting around saying,
00:10:04.620 why in the world would I sell my home
00:10:07.120 when I'm going to have to take on a mortgage
00:10:08.680 that's a lot higher?
00:10:10.320 Price of homes has gone up so much,
00:10:13.200 everything was broken.
00:10:14.260 That's the world in which Trump returned to office
00:10:18.780 in January of 2025.
00:10:22.920 And what he has tried to do
00:10:24.820 is focus on bringing down interest rates
00:10:29.220 and bringing down inflation
00:10:31.240 and putting more money into your pocket.
00:10:34.480 And it is working.
00:10:35.600 Now, the challenge is,
00:10:38.480 I'm not sure that it's going to work fast enough
00:10:41.640 for people to feel it in 2026.
00:10:45.760 If we were having this conversation next year,
00:10:48.940 I think the economy is going to be firing on all cylinders.
00:10:52.040 I think the thing that you care about the most,
00:10:53.700 which is more money in your pocket
00:10:55.120 and the cost of goods increasing at a lower rate
00:11:00.080 than your overall wage growth is,
00:11:02.620 that's the number one.
00:11:03.700 If you told me, hey, Clay,
00:11:04.680 what is the number one economic issue
00:11:06.840 that you think matters the most?
00:11:08.300 It is, you need to be making, on average,
00:11:12.160 more money in wage increase
00:11:14.380 than the cost of the goods that you are buying that with.
00:11:17.480 That is how you feel better about your wallet,
00:11:20.620 about your pocketbook, about the money there.
00:11:22.740 Trump is trying to tell that story now.
00:11:25.340 The challenge is, people are angry
00:11:27.980 because of how bad Joe Biden was.
00:11:30.900 And as a result, telling that story,
00:11:33.700 is really challenging
00:11:35.240 because you risk sounding like you don't understand
00:11:39.700 what's really going on on the ground
00:11:42.980 when you tell people things are getting better,
00:11:46.040 but they can't feel it yet.
00:11:47.960 That is, to me, the story of 2026.
00:11:52.680 How much does the reality of things getting better
00:11:56.260 start to pierce into the expectations of people
00:12:01.580 on the ground out there?
00:12:03.540 Because things are getting better.
00:12:05.540 The numbers all reflect that.
00:12:07.800 But it takes a while of things being better
00:12:11.040 for people to start to feel it
00:12:12.980 and for the anger of the unprecedented economic failures
00:12:17.240 of the Biden tenure to start to diminish.
00:12:20.680 And this is why I have made the argument,
00:12:23.220 as you guys know, I love history.
00:12:25.480 Many of you lived through it.
00:12:27.880 It took a while for Ronald Reagan
00:12:30.360 to actually start to get popular in this country.
00:12:33.640 He took over for Jimmy Carter,
00:12:35.880 who was an economic disaster.
00:12:39.320 Reagan, it took four years for him to catch fire
00:12:44.040 and for people to recognize
00:12:45.560 that all of the supply-side decisions he was making
00:12:48.500 were starting to juice the economy.
00:12:51.400 And the inflation from Jimmy Carter
00:12:53.460 and the interest rates
00:12:55.480 that everybody had to pay on their mortgages,
00:12:57.620 it took a while for people to recognize
00:12:59.640 that things were starting to get better.
00:13:01.800 And some of you who lived through that,
00:13:03.260 remember, people weren't sold on Reagan
00:13:05.260 in 81, 82, 83.
00:13:08.240 And then lo and behold, by 84,
00:13:11.360 the ravages of the Carter era are fading
00:13:14.020 and Reagan can go out and win 49 states.
00:13:18.920 I'm not sure that we're going to see
00:13:21.640 a huge victory in 2026.
00:13:25.980 I am very confident,
00:13:28.160 based on the decisions that are being made right now,
00:13:30.800 that by 2028,
00:13:33.000 everything is going to be firing on all cylinders.
00:13:35.500 And if you question me,
00:13:37.280 remember where we were before COVID hit
00:13:40.280 in February of 2020?
00:13:43.160 Trump was cruising to re-election.
00:13:46.240 The economy was probably, at that time,
00:13:49.560 the strongest it had ever been.
00:13:51.560 Virtually no inflation.
00:13:54.260 Mortgage rates were incredibly low.
00:13:56.520 Borrowing costs.
00:13:57.860 Everything was starting to fire
00:13:59.420 on all cylinders in Trump 1.0.
00:14:02.320 And then what happened?
00:14:03.460 COVID.
00:14:04.600 And suddenly everything got shut down
00:14:06.640 in March of 2020.
00:14:08.100 And we bore the brunt
00:14:10.600 of the disastrous decisions made
00:14:13.020 really in the early part
00:14:14.900 of the Biden administration.

01:01:01.420 So like this division and it's actually fueled in part by my profession we have therapy culture that is you know placing blame on everyone but their patient of course it's your boss that's the bad guy or your spouse it's not your fault so you know we don't have resilience being taught to patients these days we have quite the opposite.
01:01:23.100 We have grievance culture that we have grievance culture that's taking hold we have fragility and that's a big part of the problem and again if people could just look at our country's history and you make a good point that during the Civil War and after it families probably still got together and loved each other.
