00:38:43.540 I don't think that they're even aware of how easy the crime is to commit.

00:38:58.020 And essentially, it's your home's title that you think is safe or you think is insured, and those are things that just aren't true.
00:39:07.480 So, any criminal can essentially sit in a Starbucks.
00:39:12.440 They can go online, go to public records, look up your address, look up your title in public records,
00:39:20.140 transfer the title to your house into a synthetic identity or into a fake identity or a stolen identity's name,
00:39:29.360 and then they can borrow money against your house or they can sell your house while you're living in it.
00:39:35.540 Now, if it's a rental property, it's even easier.
00:39:40.680 If it's vulnerable – I mean, if it's a – let's say a vacant piece of land, even easier.
00:39:45.760 These are things that people take for granted thinking, oh, well, you can't take my property.
00:39:50.640 Well, maybe I can't physically pick up your house and walk away with it.
00:39:53.860 But what I can do is I can transfer the title to your house into somebody else's name and sell it,
00:40:01.000 or I can – I don't even have to transfer the title.
00:40:04.540 I can just assume your identity and borrow against your house.
00:40:09.500 There's something astonishing here that I find absolutely fascinating from a legal perspective.
00:40:16.380 I was wondering if you could help shed some light on this.
00:40:18.780 And that is even if a county recorder knows a document is fake, the county is legally required to record it.
00:40:28.140 How does that work?
00:40:29.240 How can that possibly be the case?
00:40:32.340 Well, I mean, by law, it's public records.
00:40:35.980 They have to record documents that are filled out correctly,
00:40:38.720 even if they believe that there may be something fraudulent with a doctor – with a document.
00:40:43.700 What's also interesting is if you go to them and tell them, hey, someone has stolen my title, they don't help you.
00:40:54.320 You think, oh, well, they'll help me.
00:40:55.760 They'll look into this.
00:40:56.880 They'll make some phone calls and correct it.
00:40:58.600 And that's not what's going to happen at all.
00:41:00.980 They're going to tell you to get an attorney or contact the police, and it's up to you to correct this.
00:41:06.120 And that's when you found out that you've been the victim of home title theft.
00:41:17.280 So in the normal play of these things, when is it – at what stage does the homeowner discover that they have been the victim of home title theft?
00:41:28.260 Typically, when a lender is foreclosing on them or they drive by their vacant house and someone is living there or is moving into the property.
00:41:41.280 Or, you know, there's – basically, if you're a victim of this crime, you find out when it's way too late.
00:41:49.680 So by the time the people that I've done this to found out, I had already stolen a million dollars on their property or half a million dollars on their property, and I had fled the state, and I'd been gone for weeks or months before they even realized what I'd done.
00:42:06.880 And then it's up to them.
00:42:07.720 Then they call the police.
00:42:09.680 They're being – they try and tell the lender that they had nothing to do with this.
00:42:14.420 I mean it's chaos for these people.
00:42:16.400 And they're not prepared to deal with it.
00:42:19.340 That's the big thing is that they're absolutely not prepared to deal with this.
00:42:25.440 And when a victim discovers that they are a victim in this shocking turn of events, what do they do?
00:42:34.860 Who do they call?
00:42:36.240 How does it work?
00:42:37.580 You would think that they would call – they typically call the local sheriff or police or the FBI.
00:42:43.140 If that – if their local law enforcement is willing to help them, a lot of times they'll tell them, oh, this sounds like it may be civil, which it's not.
00:42:53.120 But law enforcement doesn't always understand the crime, and so they tend to – they don't tend to take it – they don't tend to investigate it because it's not something that they're as familiar with as someone stealing your car.
00:43:07.820 So you would contact your local law enforcement, but it's still too late.
00:43:13.080 By that point, they can find the perpetrator, but there's still a problem with their title.
00:43:20.700 They still have multiple mortgages on their title or their title, their house's deed is now in someone else's name.
00:43:27.160 They have to then go out and hire an attorney for $10,000 or $20,000 to try and correct that problem.
00:43:33.980 The real solution is to hire a company like Home Title Lock that will monitor your title, notify you of any changes to the title, and then work with you to correct those changes.
00:43:48.080 And if necessary, they even have a restoration program where they will go out and they will hire a local attorney for you to help correct the situation, and that's a huge plus to me.
00:44:01.960 So, you know, you're basically saying that prevention is better than cure, right?
00:44:08.000 The best thing people can do is to cut out the possibility that this might happen, and certainly that this might happen with them being left in a state of unawares, because if they were – if they had a relationship with Home Title Lock, you guys would be well ahead of the curve on this.
00:44:26.340 Correct. I mean, don't allow yourself to be a victim. I'll bet you have notifications on your credit cards. I'll bet lots of people have their credit reports monitored. You have a burglar alarm.
