Sophia Georges joins us to talk about the latest developments in the domestic property market, including a class action lawsuit settlement with the National Association of Realtors, and a proposed law that would require buyers to pay their own commission.
00:01:35.000Well, staying somewhat on the theme of property, let's continue now with Sophia Georges talking about another development in the property market, which is this lawsuit settlement with the Realtors, National Realtors Association.
00:01:56.000Sophia, can you break this down for us, please, and just explain what the background of this is?
00:02:02.000Because, again, I think it's an act of perhaps legislation that is going to sort of have the primary consequence that people buying property will end up spending more money unnecessarily on it due to commission charges.
00:02:18.000So this was a class action lawsuit that was brought by sellers against the National Association of Realtors and brokerages that were earning more than $2 billion in sales a year.
00:02:31.000This law has become effective in New Jersey August the 1st and nationwide August the 17th.
00:02:36.000Basically, the premise of the lawsuit was that the real estate companies and the realtor associations were colluding in these 5% and 6% commissions, were fixing these commissions.
00:02:51.000So the result of this lawsuit was a settlement that we had to make with the current Department of Justice, which involved a mandated buyer's agency agreement,
00:03:05.000now potentially have the buyer paying their own commission, whereas before it was in consultation with the listing broker, a split that was given to the buying side.
00:03:18.760And that was normally to entice buyers to come to see your home, and it was cooperating with brokers so you can get the maximum exposure possible on your home.
00:03:27.840So potentially now in this chaotic market already with high interest rates, low affordability, adding this extra layer of uncertainty with this lawsuit has really caused buyers to take a pause because they're concerned, they're not aware of this, and this is probably the number one question that I get when I go and I do my seminars and talks and when I sit down with consultations with sellers and buyers is about this lawsuit.
00:03:55.840There's a lot of confusion and don't know what it means.
00:03:59.840For me and my business, it doesn't really change my approach because my approach has always been to have integrity and honesty and negotiating commissions because everybody's got a unique situation.
00:04:13.600But this does affect overall the industry because this is the government agencies putting a thumb once again on trying to tilt the scales artificially.
00:04:25.460And whenever you try to do that, it really does not result in what the intent is, which is to help people.
00:04:34.000But in this case, it will actually raise prices because the buyers, on addition to their closing costs, the expenses that they have, potentially now they could be paying extra commissions out of this.
00:04:46.720So, Sophia, I'm very grateful that you've come on the show today to break down some of these developments in the domestic property market for us.

00:05:52.920Well, you know, as an occasional viewer on American mainstream media, I could easily get the impression that we don't even need to have an election on November the 5th now,
00:06:05.180because it's a foregone conclusion, that the buoyancy behind the Kamala Harris-Tim Walls campaign is so strident, so enthusiastic.
00:06:17.420They don't need to count votes on November the 5th.
00:06:19.420They can just throw them in the basket and weigh them en masse.
00:06:22.240Apparently, however, that's actually – you might get that impression by watching the propaganda peddlers of the regime's propaganda peddlers of the mainstream media.
00:06:35.800But apparently, that's actually not the underlying reality.
00:06:39.080Matt Boyle, Washington Bureau Chief of Breitbart, joins us now.
00:07:24.760So look, obviously, to win the presidency, someone needs to win 270 electoral votes, right?
00:07:30.540So Trump has more pathways to 270 electoral votes than Kamala Harris does.
00:07:38.040This really starts with the fact that several states that used to be battleground states have become redder and are not being competed in by Democrats.
00:07:49.260This is Florida, Ohio, and Iowa have all moved red.
00:07:54.560And the Democrats have essentially ceded those states.
00:08:02.440That is a total of 53 electoral votes between the three states.
00:08:06.020That's almost equivalent to California, which has 54 electoral votes.
00:08:10.940So if you put that together with the traditionally red states out there, you get to around 218 electoral votes that Trump starts at when he is moving into the battleground states, the states that we're talking about.
00:08:26.600Both Georgia and North Carolina have 16 electoral votes, so if Trump is able to flip the whole North Carolina, which he won in 2016 and 2020, and flip Georgia back, then he gets to 250 electoral votes.
00:08:43.160If Trump wins Maine's second congressional district, which is Maine is one of those two states out there that splits its electoral votes by congressional district, then Trump has won Maine's second district, both in 2016 and 2020.
00:08:59.920Then he'd have 251, and Pennsylvania is 19 electoral votes, and that would put Donald Trump over the top, even without an Arizona, even without a Nevada, without a Michigan or Wisconsin.
00:09:13.220The fact is that Kamala Harris almost has to pull a perfect inside straight across all of these battleground states, because there's all sorts of different combinations that Donald Trump can put together to get there and get over the top for 270 electoral votes or more.
00:09:28.920And the current polling in these places is looking very strong for Donald Trump, so in Georgia, we see a detente that has been reached between Governor Kemp and Donald Trump.
00:09:41.620Obviously, they have their issues, and they go back many years, but the two of them have put their differences aside and say they're working together.
00:09:48.440And all the evidence there is pointing in the right direction, and any public polling and private polling that we've seen seems to suggest that Georgia is almost a lock for Trump.
00:09:59.300Trump's going to keep doing the work there.
00:10:01.120Kamala and Walz are going to do their bus tour there this week.
00:10:04.480But Georgia, it seems to be trending in the right direction for Trump.
00:10:08.140North Carolina, similar type of a story, right?
00:10:10.820Like the Democrats are trying to compete there, but it doesn't seem like they're breaking through.
00:10:14.280And then out of Pennsylvania, we're seeing public polling and private polling show that Donald Trump has the edge in Pennsylvania, which has 19 electoral votes.
00:10:24.260Pennsylvania's nickname, of course, is the Keystone State, and it probably will put whichever candidate wins it over the top in terms of 270 or more electoral votes.
00:10:34.200Also, Arizona out there has 11 electoral votes.
00:10:38.060Donald Trump is leading there by all indications.
00:10:41.620And the folks at Turning Point Action who have been engaged in a ballot-chasing operation, particularly Arizona-heavy, are very confident there.
00:10:52.100So what we're seeing is numbers across the board, whether it's Pennsylvania, whether it's North Carolina, Georgia, Arizona, et cetera, Nevada, seem to show that Donald Trump is the favorite candidate right now, by far, over Kamala Harris, despite the Democrat National Convention and all the joy and hope and energy that you saw last week at the DNC.
00:11:15.180It doesn't seem to be, it doesn't seem to have moved things, and the national polling seems to indicate that as well.
00:11:20.760So what we've seen out of Morning Consult is the same margin from before and after the convention for Kamala Harris versus Donald Trump, and Echelon Insights poll as well.
00:11:36.860So all of those things combined would suggest that Kamala Harris has less pathways to the presidency than Donald Trump, and Donald Trump has more.
00:11:47.380And I remember doing a similar interview on War Room in Detroit about a few weeks before the debate between Joe Biden and Donald Trump, which that was the point at which everybody admitted that Donald Trump was, had the edge, you know, that Biden was doomed to fail after the debate.
00:12:10.520But a few weeks before the debate, the establishment media were out there saying that Joe Biden had the edge in the election.
00:12:18.080I remember breaking down the pathways in the Electoral College on War Room from Detroit at the Turning Point People's Convention.
00:12:27.400And then obviously a few weeks later, we saw the whole thing blow wide open, and Biden's campaign collapse to the point where he withdrew from the presidential campaign.
00:12:36.540A similar type of phenomenon is happening right now.
00:12:39.200There are plenty of other states beyond those traditional battleground states as well that Donald Trump could compete in.
00:12:47.380And we could watch Virginia very closely.
00:12:50.600We've been seeing some polls showing a tight race in the presidential race in Virginia.
00:12:54.780Trump was beating Biden in Virginia, and it's very possible that he ends up beating Kamala Harris there.
00:13:00.360But beyond Virginia and New Mexico, Minnesota, also always possibilities, Colorado, you never know, New Jersey or New York even.
00:13:10.100Those are states that are near and dear to Trump's heart.
00:13:12.360But the point is that the pathways that Donald Trump has to 270 electoral votes are plentiful, and the pathways that Kamala Harris has are very few and far between.
00:13:23.940That was a magisterial synthesis, Matt.
00:13:28.000We'll need to spend a few moments breaking that down.
00:13:30.660Firstly, however, I just want to ask you where things stand today.
00:13:34.560If there were an election held today, am I right in assuming from what you've just been saying you think Donald Trump would win?
00:13:42.340Yes, so if the election was today, yes.
00:13:45.980But don't take anything for granted at this point, right?
00:13:48.880Like, so, but like I'm saying here, the numbers in Pennsylvania, even Jake Tapper from CNN, it was funny, I was watching the intro there.
00:13:56.160It gets me every time when Jake Tapper's bashing conservative media, right?
00:13:59.860But the point is that even Jake Tapper from CNN says that the internal campaign polls from the various campaigns from the Harrison Trump campaign show Trump winning Pennsylvania by about 2% right now, which matches with that poll that you mentioned there from SoCal, which, you know, interactive polls on Twitter highlighted.
00:14:21.280But the point is that there's Trump up one.
00:14:23.840And then we've been seeing the voter registration numbers in Pennsylvania moving very, very high towards the Republicans.
00:14:30.320Just over the last week, the new numbers came out yesterday, just over the last week, literally during the DNC, while the Democrats were having their little super spreader COVID party in Chicago, the Republicans were working the doors in Pennsylvania and moved votes about 2,000 more the Republicans' way in just the last week.
00:19:23.500He says that they're telling people that, you know, if they don't vote—if they vote the wrong way, in their view, right,
00:19:32.840which is for Trump advance, that they're evil people.
00:19:36.460That's the message that they're giving people out of the convention, whereas they're pushing this nonsensical view of joy.
00:19:43.780So, again, the numbers are showing across the board that Kamala Harris has not received any kind of a bounce out of the convention.
00:19:50.040One other reason why I think that's the case is that you saw the energy for Kamala kind of—it's almost like they hit peak energy over the last month or so in the lead-up to the convention.
00:20:01.000Right? They got—they juiced everything they possibly could out of it.
00:20:04.560And so the honeymoon's officially over.
00:20:07.380The question now becomes is, you know, she's plateaued, no doubt, right?
00:20:11.520Like, the question is, is she on the way down?
00:20:15.300Like, it looks like it from the polls.
00:20:16.760So we'll see as the next couple of weeks develops here.
00:20:19.980But I would much rather—back to our original point here—much rather be Donald Trump right now than Kamala Harris.
00:20:25.940But that being said, nobody out there should take anything for granted, and people should keep working.
00:20:31.580I was mentioning the voter registration numbers in Pennsylvania.
00:20:34.380Things have swung significantly back the Republicans' way since 2020, and especially over the last week and the last month.
00:20:41.780The last week, it's moved 2,000 votes more the Republicans' way.
00:20:45.260The last month, 6,000 votes the Republicans' way.
00:20:47.680But the point is that people need to keep doing the work and keep going out there and, you know, fighting and run like you're five points behind, even if you're five points ahead.
00:20:58.200So to synthesize what you're saying just now, you think her campaign's messaging is wrong.
00:21:08.680It might go down well with the actual party members and activists, but that's a core that you need to move beyond, just as Donald Trump is moving beyond, to some extent, his core, which he needs to do in order to get to 270.
00:21:24.580Her campaign messaging, however, isn't going to break out of the core vote because her joy and hope message simply isn't resonating with the vast majority of non-Democrat.
00:21:38.680member Americans, and it's not resonating with the reality that they're living.
00:21:46.800And look, I get why the party faithful, the people that show up at the Democrat National Convention in Chicago and, like, go wait in giant long lines, hours long lines to get inside, you know, on the off chance that they might get to see Beyonce, who never showed up.
00:22:02.040I get why they would have joy, why they would have hope, because their candidate before they switched to Kamala was half dead, right?
00:22:11.500Like, so, I mean, Joe Biden couldn't stand up there on the debate stage for 90 minutes and string sentences together like a logical human being, right?
00:22:20.380Like, I mean, he's got one foot in the grave, right?
00:22:22.840Like, and so they have a candidate who's a walking, talking, alive person now, right?
00:22:28.100Like, so, of course, they're going to have hope, and of course they're going to have joy.
00:22:31.420But is the country as a whole feeling that?
00:22:38.240They know that our economy is in shambles.
00:22:40.740Look, just literally during the DNC, they revised, the Biden administration's Labor Department revised the jobs numbers to remove nearly a million jobs that they said they created last year over the course of a year.
00:22:54.960I mean, that's devastating to the economy.
00:22:57.880And, by the way, all this talk about the Fed gunning rates, the Fed's probably going to cut rates in September.
00:23:02.260I don't know what they do or they don't do.
00:23:04.000But the point is that that would normally probably help a party in power.
00:23:08.460But in this case, it's an admission that the economy is so weak and that the Biden administration's been lying about jobs.
00:23:14.480Remember, just before the DNC, they were telling us all how great the Biden economy was, and now they're admitting that it's a lie.
00:23:21.280They're admitting that it's fake, right?
00:23:22.860Like, and that they lied about the jobs.
00:23:24.800And I think that the average person out there knows that they're being sold a bill of goods by the Democrats.
00:23:29.820So the question is, does this translate into votes?
00:23:32.740And the numbers are beginning to show that it probably does.
00:23:36.160So on the right, the key is that the right needs to go out there and continue to work hard, get people registered to vote, get the work as hard as you can to get people to actually vote, right?
00:23:47.820Like, when you do that, I think that this goes the right way.
00:23:52.720Matt Boyd, my final question for you before you bounce is this.
00:23:59.000I think Kamala has been either the presumptive nominee or the formal nominee for about 37, 38 days now.
00:24:06.640She hasn't given a press conference, one press conference yet.
00:24:10.360And you might guess that the reason that she's avoiding that is the same reason that Joe Biden avoided at all costs speaking to the press.
00:24:18.180How much longer, my final question, 30 seconds, how much longer can this go on for, this running away from actually being, not interrogated, but having any serious conversation with interlocutors?
00:24:34.580Well, she's going to try to do, yeah, she'll try to do some easy interviews first.
00:24:39.660But I think that the time for that is coming to an end.
00:24:44.200And they're already talking about inside the campaign what they're going to do and so on and so forth.
00:25:08.440And then after she does have her starts doing press interviews and press conferences, the absolute vacuity of what she has to say will start to carry her down on a negative trajectory, one might expect.

00:41:08.240Absolutely. And, uh, my oldest son, uh, Benjamin, I don't, I know he doesn't mind me sharing his name because he's active on Facebook, but, uh, he, um, has gone from, you know, being a Democrat to a staunch Trump supporter.
00:41:23.760He's more active on social media, media than I am on, uh, Facebook, uh, battling, you know, his friends and people on the job.
00:41:33.160And, uh, you know, he loves Trump. Uh, it took a while for him to get there. I know he voted for him, uh, in 2020. I'm not sure about 2016, but among my family members and many of them working class, poor people,
00:41:46.600I know that there are Republicans, uh, today because of Donald Trump. And so there's something about Trump that really has resonated with black America.
00:41:56.400And for myself, I knocked on doors in 2016 and 2020 for Trump. And I was a part of black voices for Trump. I'm not a part of black voices for Trump today. And I'm not knocking on doors, but I'm a Trump supporter.
00:42:10.720And I have, you know, taking a posture, uh, Donald Trump doesn't need everyone to be a yes man or yes woman and not say what they believe he's doing wrong.
00:42:21.740And I think he met, he's made plenty of mistakes such as using the euphemism reproductive rights that we know is code for abortion.
00:42:30.060And some of the things that were done with the Republican platform, I don't like that, but I will, you know, support Donald Trump, but I wish he would listen to, uh, you know, some people other than the paid advisors, the people that are around him for what they can get.
00:42:46.540There are too many people that he listens to that spiritually. I don't know that they, uh, know the spiritual significance of Trump's election. How many people prayed and fasted for that and how some evangelical Christians feel like that. He just kicked them to the curb.
00:43:04.160I've tried to get 15 minutes with, uh, president, uh, Trump because I believe I have, uh, I have had a message to convey. I can't get my 15 minutes, but I'm still supporting him.
