00:40:26.000Yeah, bro, because the problem with bankruptcy is it's going to absolutely ruin your ability to get loans or be able to borrow money in the future because it's going to sit on your credit report for like seven years if I'm not mistaken.

00:43:30.000But you need to pay out that debt and have savings for your kids because right now you don't have any.

00:49:48.000Collect your cash flow on it and then build a duplex or a triplex or, more importantly, a fourplex on the side so you can go ahead and take advantage of that residential loan that you just told me about and then be in your good money, bro.
00:49:58.000And the only other thing as well with the triplex or duplex strategy, how much do you think I should have in net just sitting in a bank account to actually pursue like kind of building that property up?
00:50:11.000Ideally, you would want six months of expenses sitting in an account for each property.

00:50:33.000I was able to get the deal off-market, and there's a lot of different routes to go, but I'm looking for a 10- to 15-year strategy rather than an immediate.

00:50:51.000Make sure if you did get a hard money loan, etc., pay that one off first because they're going to absolutely try to kill you because you know them boys, you know what they do.
00:50:58.000So make sure if you did do a private equity, sorry, a hard money loan or whatever it may be, pay that off first because interest rate is probably going to be ridiculous.
00:51:05.000And then pay back your family members or friends that might have given you capital as well.

00:51:14.000Also, you're going to want to hold on to it for depreciation and also for the cost segregation that you're going to be able to do because since you renovated it and you did all this extra stuff, you're going to get huge tax benefits.
00:51:23.000That's why I don't want you to sell it because you're going to be able to use that thing from a depreciation or a cost segregation standpoint to limit your taxes for a significant amount of time because of all the work that you did on it.
00:51:34.000Because once you sell it, not only do you have to now pay capital gains taxes, you're not going to be able to use those tax benefits for a long period of time.
00:51:43.000So hold on to that property, collect the cash flow, use the tax benefits that you went ahead and worked hard to get in the first place, and then go ahead and build up that next property next door.
