00:34:11.000You can actually get an FHA loan under LLC. However, there are many, I want to say, barriers because it is not for companies but individuals.
00:35:50.000A lot of millionaires make it off of real estate, but how they made the money to invest in the real estate in the first place is going to vary wildly.
00:35:57.000Learn a skill, or they have a business that makes them the money, they say that money, put it in real estate, and reinvest it.

00:41:00.000Because if you're an average person and you do that and you have no type of backing or you can't work overtime at your job or you don't have two jobs, you have one job, you might lose your property.

01:03:19.000That's why you keep your oldest credit line open even if you got to eat the bullet with paying an annual fee, right?

01:03:25.000But that allowed me to create a foundation from which I would be able to build successful financial habits.
01:03:52.000And when you have a high credit score, aka trustworthiness score, banks are more likely to give you favorable rates and give you loans to acquire real assets.
01:04:03.000So in other words, a credit card is you kind of like practicing with training wheels of buying things.
01:04:08.000Can you pay back these groceries that you spent on this credit card?
01:04:11.000Can you pay back this gas that you used on this credit card?
01:04:12.000Can you pay back this furniture that you got on your credit card?
01:04:16.000And the more you pay things back and you show that you're a trustworthy buyer, the more people trust you and then the bigger amounts of money that you can request and then you can go ahead and use to get yourself real assets.
01:05:30.000Guys, If you do this right, right, and you spend all your money using credit cards, maybe on a cashback card, you get thousands of dollars for free a year on money that you are going to spend.
01:06:26.000Or get on someone that you trust, CreditLine, or they trust you actually, and you can go ahead and be an authorized user on their card.
01:06:34.000That's one of the other ways that you can also shortcut it and go ahead and get your credit score up and jumping by being an authorized user on someone's line.
01:06:41.000Of course, someone that's got to trust you, but, bro, it's a great way to get your foot in the door.

01:08:49.000If you don't travel and you don't have a business or whatever, at least at bare minimum, guys, get a cashback credit card that gives you 1% cashback.
01:09:34.000And in this respect, I can say wholeheartedly that, like, if I avoid certain things, I've been way further ahead.
01:09:41.000Now, mistakes could be dating somebody, spending money on a vacation that you can't afford, buying a car you can't afford as well, my house you can't afford.

01:09:54.000Now, how you react to it will determine your results.
01:09:57.000So if you can avoid these major mistakes from the very beginning, you have money saved up over a period of time, a good credit score, you can invest earlier on into things that make sense for your family and yourself.

01:10:10.000This is when I was working at AT&T and Chick-fil-A. I made some dumb mistakes, man.
01:10:16.000Luckily, I had a credit card from Chase that I got when I first got here as well.

01:10:26.000But I made mistakes buying other stuff.
01:10:54.000If you guys don't know, personal loans are the worst loans because they're the highest interest rates you could think of and as well without the right, I want to say, strategy.
01:11:02.000You want to tell them what I told you when you got that hard money load?
01:11:57.000I was doing the right things for my credit card, but with my personal finances of using my credit wisely, I made a mistake there.
01:12:05.000But I still have to say, yes, it was an L, but for you guys watching, if you can avoid things like that, again, personal loans for dumb stuff like motorcycles or cars, maybe for remodeling your house when you don't have to,
01:12:21.000Just think about the money you would have saved and your credit score, if it was higher, we can invest in it earlier on.
01:12:27.000And I made that mistake, but later on, I realized, you know what?
01:12:30.000It's not a good choice to make, and I saved that money for a house.
01:12:34.000So I would just say, as an example, keep in mind, whatever you buy early in your 20s will affect you in your future.
01:12:42.000And when it comes to investing for yourself and your family, the things you decide to buy in your 20s can affect you in the future.
01:12:50.000Guys, making dumb financial mistakes is, it could be as simple as going to the bar every week and spending a lot of money on alcohol, getting table service.
01:12:58.000It could be something where, like Fred's described, getting a hard money loan to get a motorcycle, which is ridiculous.
01:13:03.000But, right, I don't want to write off hard money loans on everything.
01:13:06.000There are instances where hard money loans can actually help, guys.
01:13:10.000Well, it's very difficult to get a loan on a bank on a piece of crap house that needs to be rehabbed.
01:13:16.000But with a hard money loan, someone basically gives you the money, has a high interest rate, but if you can fix it and flip it quickly enough, you won't have to deal with issues that arise from that high interest loan.
01:13:28.000But it's all about context and how you use it.
01:13:33.000If you're spending money, and that money isn't going to pay you back some kind of dividend in the future, More than likely, it's a shitty investment.
01:13:58.000If it's outside of food or like necessities, right, for you to live or to survive, if it doesn't make you back money, it doesn't make sense.
